Melbourne is a long city. It runs north and south along the Indian River Lagoon, from the Palm Bay line to north of Post Road, and west past I-95. Two small pieces sit across the lagoon on the barrier island. The old town of Eau Gallie, which merged with Melbourne in 1969, is its northern downtown; historic downtown Melbourne is at the foot of New Haven Avenue.
What this means for you
- Your mailing address may not be the city. “Melbourne” addresses in 32904, 32934 and 32940 also cover West Melbourne, Melbourne Village, Suntree and Viera, which have their own governments or are unincorporated.
- School zones do not follow city limits. Most of downtown is zoned for Hoover Middle, in Indialantic, and part of south Melbourne for an elementary school in West Melbourne.
- Typical values in the city’s main ZIP codes ran from about $268,000 (32901, 32935) to $561,259 (32903) in August 2026, according to Zillow.
How the city is laid out
U.S. 1 follows the lagoon. Babcock Street and Wickham Road are the main north-south roads inland, and New Haven Avenue (U.S. 192), NASA Boulevard and Eau Gallie Boulevard (State Road 518) run east to west. I-95 crosses the west side with exits at U.S. 192 (Exit 180), Ellis Road (Exit 182) and Eau Gallie Boulevard (Exit 183). The Melbourne Causeway and the Eau Gallie Causeway lead to the beaches. Much of the city’s land west of I-95 is farmland and open land in OpenStreetMap’s data.
ZIP codes. On Brevard County’s ZIP layer, the city’s land is split mainly among 32901 (the south and downtown), 32935 (Eau Gallie and the north), 32904 and 32934 (the west, including the land beyond I-95) and 32903 (the beachside). Each of those ZIP codes except 32901 and 32935 is mostly outside the city.
School zones. By land parcel, about 55% of Melbourne is zoned for Eau Gallie High, 28% for Melbourne High and 12% for Palm Bay Magnet High, with small shares for Satellite High and Viera High, based on the district’s 2026-27 zone layers. Always check an address in the School Zone Locator.

How we built this
Melbourne does not publish a neighborhood map or an HOA registry. We started from what the city does publish: its three community redevelopment areas (Downtown, Olde Eau Gallie Riverfront and Babcock Street), from the maps in each one’s 2024 annual report, its Eau Gallie Historic District and its city limits. We added the place names OpenStreetMap puts inside the city limits: Downtown Melbourne, Eau Gallie, Fountainhead North and Fountainhead South. The Wickham Park and Florida Tech areas are drawn by us around a named park and campus, using roads a reader can find on any map, and each page says so.
We left out places we could not outline from a source. The city’s planning map service names four activity centers (Downtown Melbourne, Eau Gallie, Midtown and Platt Ranch) and several community development target areas, but the city’s map service would not return their outlines. OpenStreetMap also marks East Bay Plantation and Hopkins with single place markers and no boundary. Melbourne Village, West Melbourne, Suntree and Viera share Melbourne mailing addresses but are not in the city.
School zones come from the district’s 2026-27 layers, counted by land parcel on Brevard County’s parcel map; distances are measured on the OpenStreetMap road network. If you know a source that names a Melbourne neighborhood we missed, write to us through our contact page.
