The federal measure

The Federal Housing Finance Agency’s house price index for the Palm Bay-Melbourne-Titusville metropolitan area, which covers Brevard County and tracks repeat sales and refinances of the same homes, stood at 454.30 in the second quarter of 2026, up 2.2% from 444.66 a year earlier. The FHFA index includes only homes with mortgages backed by Fannie Mae or Freddie Mac, which leaves out many cash and condo sales, one reason it can differ from Zillow’s.

The Census figure

The Census Bureau’s 2020-2024 American Community Survey put the median value of owner-occupied homes in Melbourne at $306,400, against $339,600 for Brevard County. That figure is what owners say their home is worth, collected over five years, so it trails the market. More in our Melbourne population guide.
