Eau Gallie is Melbourne’s second downtown. It was a separate city until voters approved merging Eau Gallie and Melbourne in 1969, according to the City of Melbourne, and its old riverfront business district is now the Olde Eau Gallie Riverfront community redevelopment area (CRA). The same streets are marketed as the Eau Gallie Arts District, or EGAD, by a nonprofit Main Street group the CRA supports.

Where it is
The city’s 2024 annual report puts the CRA at about 297 acres. It was established in 2000 and expanded in 2005 and 2015. On the report’s map it runs along the Indian River Lagoon from the Eau Gallie River in the south to just north of the end of Highland Avenue, with its western edge along the railroad just west of U.S. 1. Eau Gallie Boulevard (State Road 518) and Montreal Avenue cross it east to west, and Highland and Pineapple avenues run north to south through the old business district. About 97% of its land parcels are in ZIP code 32935. OpenStreetMap labels the area “Eau Gallie.”
What the CRA has done. The city lists the building and improvement of Eau Gallie Square, the purchase of the Highland Avenue parking lot, the rebuilding of the Eau Gallie Pier, grants for facades and the Art Overlay Zone, and a sidewalk along Eau Gallie Boulevard. In 2021 the county and city agreed to extend the CRA to 2038 to build and pay for a public parking facility in downtown Eau Gallie, the report says. Assessed value inside the CRA rose from a base of $61.8 million to $179.4 million as of Jan. 1, 2025.
Historic district. The city has one locally designated historic district, the Eau Gallie Historic District, according to its historic preservation page. Its contributing buildings are at 1248, 1296 and 1320 Highland Ave.; 1149, 1199, 1211, 1221, 1266 and 1296 Houston St.; and 555 Montreal Ave. The city has also designated the Rossetter House at 1328 Houston St. and 1365 Highland Ave., and 1393 Pineapple Ave. Exterior work on a designated building needs a certificate of appropriateness before a permit is issued.
